Sell Your House for More This Spring

Spring is almost here and if you are thinking about listing your house, there are few other things to consider than just coming up with a price. The tips below are meant to help you maximize you home’s sale price and minimize the time it sits on the market.

1. Enhance Curb Appeal
Make a great first impression by ensuring the exterior of your home looks inviting and well-maintained. Have your lawn mowed, hedges trimmed and sidewalks swept.  You may also want to have your gutters cleaned and trees trimmed. Peeling paint, missing roof shingles and other signs of distress are also red flags to buyers.  

2. Declutter and Depersonalize
Remove personal items and clutter to help potential buyers envision themselves living in the space.  This also includes family photos, art, extra furniture and counter-top appliances.  The idea is to show the house to potential buyers not your possessions. In many cases, these serve as a distraction to the primary attributes of the home and detract from its appeal.

3. Make Necessary Repairs
Fix any obvious issues such as leaky faucets, peeling paint, or broken fixtures to increase the value of your home.  Repair any water damage stains, holes in the ceiling or dry wall and replace old worn out carpet.  No one wants to buy a home with old stained carpets!  You may also choose to replace dated door knobs and curtain rods.  You’ll be surprised the difference a change like this can make.    

4. Stage Your Home
Arrange furniture and decor in a way that showcases the home’s best features and helps buyers see its full potential.  Remove extra tables, lamps and furniture that may make it difficult for a buyer to maneuver in the home.  Less is more.  Showcase your home, not the things in it.
